Building a Dream Home in Newport News: A Behind-the-Scenes Look at Our Custom Home Build Process after 60 Days

At Bluewater Building Company, we believe that building a custom home should be an exciting and rewarding journey for our clients. With over 20 years of experience constructing luxury custom homes in Southeastern Virginia—including Williamsburg, Newport News, and Toano—we’re proud to guide homeowners through each step, ensuring a high-quality result that meets their unique vision.

In Newport News, we’re currently working on a 3,600-square-foot custom luxury home that is well underway. Here’s a look at what we’ve accomplished within 60 days of breaking ground and a peek into what’s next in the construction process.

1. Land Preparation and Grading for the Foundation

Preparing the land for construction is the first step in any custom home build. Our team carefully graded the lot, ensuring the site was leveled and the drainage optimized. Proper grading is essential for setting a solid foundation and preventing future water issues.

2. Pouring the Footers and Laying the Foundation

With the land prepared, we poured the footers and laid the foundation—one of the most crucial steps in the building process. This phase involved pouring concrete footers to provide structural stability, followed by laying the foundation slab. By reinforcing this base, we’re setting up the home for long-term durability and support.

3. Framing the 2-Story Structure

Next, the house began to take shape as we framed the two-story structure. This includes framing the main structure, the attached garage, and a finished room over the garage. Framing is where our clients start to visualize their new home’s actual layout and flow. Seeing the walls, rooflines, and rooms take form is always an exciting part of the process.

4. Installing TYVEK House Wrap and Synthetic Roofing Felt

To protect the structure from weather elements, we installed TYVEK house wrap around the entire house, along with synthetic roofing felt. These materials act as a weather-resistant barrier, shielding the house from moisture while allowing the walls to breathe. This layer is critical in ensuring energy efficiency and safeguarding the integrity of the framing.

5. GAF HDZ Shingle Roof with Lifetime Tool Ultimate Pipe Collars

As a GAF Certified contractor, we provide only the best in roofing quality. We installed a GAF HDZ shingle roof, chosen for its durability, weather resistance, and aesthetic appeal. To ensure lasting performance, we added Lifetime Tool Ultimate Pipe Collars, a premium solution for leak prevention and extended roof life. This roof not only offers peace of mind with a strong warranty but also adds a stylish finish to the exterior.

6. HVAC System Installation

Next, we focused on installing the HVAC system, which is crucial for maintaining comfortable and energy-efficient heating and cooling throughout the year. Our expert technicians ensure each system is sized and configured precisely to meet the home’s unique needs, creating a comfortable environment while optimizing energy efficiency.

7. Windows

At this stage, windows were installed to add natural light and enhance energy efficiency. Our team carefully selected and installed energy-efficient windows that will help reduce heating and cooling costs, while also adding to the home’s curb appeal. With each window in place, the home begins to take on its finished look, giving clients a clearer sense of the final design.

8. Electrical and Plumbing Systems

To complete the structure’s core, we installed electrical and plumbing systems. Our experienced tradespeople worked to make sure all wiring and plumbing was precisely placed, allowing for the smooth installation of fixtures, outlets, and appliances down the line. This phase sets the stage for a functional, modern home that meets all of the homeowner’s needs.

What’s Next: Siding and Drywall Installation

With the structural, mechanical, and roofing work complete, we’re moving on to siding and drywall installation next week. This step will fully enclose the home’s interior, bringing us one step closer to a finished product. From there, the interior will quickly come to life with flooring, paint, and fixtures in the weeks to follow.

Soon enough, we’ll be ready to hand the keys over to our happy homeowners!
